Tenant Build-Outs overview
Leased commercial space rarely comes ready to use. A new tenant may get bare walls, an open slab, and a ceiling grid, or a unit still laid out for the last business. A build-out turns that space into offices, a salon, a shop, a clinic, or whatever the lease is for.
We work with both sides of the lease. Landlords use us to prepare white box space or turn over units between tenants. Tenants use us to build out the layout their business needs, within the allowance and the rules in their lease.
Timing usually matters most, because rent and opening dates are on the line. We review the lease work letter and drawings, walk the space, and give you a written scope and schedule so everyone knows what is being built and when.
What a Tenant Build-Out Includes
- 01
White box preparation for landlords
We bring vacant units to a clean, rentable white box with finished perimeter walls, a ceiling grid, basic lighting, a restroom, and utilities ready for a tenant to finish.
- 02
Demolition of previous tenant work
Old partitions, counters, flooring, and fixtures from the last business are removed and the space is cleaned out, so the new layout starts from a clear and safe shell.
- 03
Framing, partitions, and ceilings
Interior walls for offices, exam rooms, storage, and break rooms are framed and finished, with drop or drywall ceilings and sound insulation where privacy matters.
- 04
Electrical, lighting, and data
Circuits, outlets, lighting, and low-voltage pathways are laid out for how the tenant works, from point-of-sale counters to workstations and equipment that needs dedicated power.
- 05
Restrooms, plumbing, and accessibility
We build or update restrooms, break room sinks, and any business-specific plumbing, and plan accessible routes, doors, and fixtures so the space can pass inspection.
- 06
Finishes and turnover
Flooring, paint, doors, trim, and millwork are installed, punch-list items are closed out, and the space is cleaned and handed over ready for furniture, fixtures, and opening day.
When You Need a Tenant Build-Out
- ✓ You signed a lease on a space that does not fit your business as it is.
- ✓ Your unit is vacant and needs to be ready to show or hand to a new tenant.
- ✓ A previous tenant's layout has to come out before the next one moves in.
- ✓ Your lease includes an improvement allowance that needs to be put to work.
- ✓ Your business is growing and you are expanding into the unit next door.
- ✓ You have an opening date and need a clear schedule to hit it.
What Affects the Cost of a Tenant Build-Out
No two leased spaces start from the same condition, so there is no honest flat price without walking the unit and reviewing the plans. These factors shape the scope.
- Starting condition of the space
- A true white box needs less work than a raw shell or a unit full of the last tenant's build-out. Demolition and missing utilities add to the scope.
- Layout and number of rooms
- An open retail floor costs less than a space divided into many offices, exam rooms, or storage areas. Every wall adds framing, drywall, doors, and electrical.
- Plumbing and mechanical needs
- Extra restrooms, sinks, or specialty equipment can mean cutting the slab and extending lines. HVAC zoning and ventilation for certain uses can also add work.
- Code and accessibility requirements
- A change in use or occupancy may require restroom upgrades, exits, fire separation, or accessible routes. These are set by code and need to be planned and budgeted.
- Schedule and finish level
- Tight opening dates may require extra crew time. Finish choices such as flooring, millwork, and lighting fixtures range widely and affect the final number.
